We were recently instructed by a building owner to serve Party Wall notices ahead of a proposed loft conversion in Epping, Essex.

As part of the planned works, it was necessary to install a steel beam into the party wall and to temporarily expose the party wall during construction following partial removal of the roof. These activities are considered notifiable works under the Party Wall etc. Act 1996, requiring formal notice to be served on the adjoining owners.

Given the positive relationship between the neighbours, the process progressed smoothly. We served a Party Structure Notice, outlining the scope and timing of the proposed works.

What particularly helped in this case was the building owner’s proactive approach, keeping the adjoining owners fully informed about their plans from an early stage. This open communication meant there were no surprises when the notices were served.

As a result, matters were concluded in less than two weeks from the date the notices were issued, enabling the building owner to move forward with the loft conversion without delay.
