The Level 2 Service

A Level 2 Survey, previously known as a HomeBuyer Report, is designed for buyers who need a detailed yet accessible assessment of a property’s condition before purchase. It highlights significant defects, potential issues, and essential maintenance advice, helping you make an informed decision.

What does a RICS Home Survey Level 2 Survey include?

RICS Standard

We use the official RICS format which is easy-to-follow and uses a traffic-light system so you can understand which issues are low, medium and high priority.

Services

A visual inspection is carried out of the electrics, water supply, gas supply, heating, drainage and common services if the property is a flat.

External Areas

We inspect chimney stacks, roof coverings, rainwater goods, the walls, windows, outside doors, any conservatory or porches, outbuildings and more.

Grounds

Your survey includes commentary on any garages, gardens and we also comment on invasive species such as Japanese Knotweed.

Internal Areas

We inspect roof structures, ceilings, walls, floors, doors, fireplaces and chimney breasts, kitchens, bathrooms, woodwork and more.

Issues for your legal advisers & risks

Within the survey we include a section for your legal advisers relating to regulatory considerations, guarantees, as well as potential risks.
