We follow the official RICS Home Survey Level 3 format, designed to deliver a structured, thorough, and accessible assessment. Our narrative-style reporting provides detailed context and practical advice, not just ratings, so you fully understand the condition of the property.
Services
We carry out a visual inspection of accessible areas of the electrical system, water supply, gas, heating, and drainage, highlighting visible defects or issues that may require further specialist review.
External Areas
We assess all accessible external parts of the building including chimney stacks, roof coverings, walls, windows, doors, rainwater goods, outbuildings, and conservatories or porches. Defects, deterioration, and potential future issues are clearly identified.
Grounds
We include commentary on outbuildings, garages, boundaries, driveways, and garden areas. We also identify signs of invasive species, such as Japanese Knotweed, and note drainage or access concerns that may impact use or value.
Internal Areas
Our inspection includes walls, ceilings, floors, fireplaces, doors, kitchens, bathrooms, and internal finishes. We report on their condition, highlight signs of movement, dampness or wear, and advise where further investigation may be required.
Issues for your legal advisers & risks
The report includes a section for your legal adviser, highlighting matters such as boundaries, rights of way, and regulatory concerns. We also identify potential risks to your safety or the property’s value, helping you make an informed decision.
Energy Matters
We consider how the building’s condition could impact energy efficiency and long-term performance, drawing attention to insulation, ventilation, and potential upgrades that may improve comfort and reduce running costs.
Repair Costs
Where appropriate, we provide budget cost estimates to help you understand the likely financial implications of key repairs. These estimates are indicative and intended to support negotiations and planning.
